Yes, if the landlord agrees to take separate payments. If not, one roommate collects the shares and pays once. The setups differ when a share goes missing. On $3,200 split four ways, a missing $800 share is covered by the other three at $266.67 each, or fronted by the collector alone.

Key points:
- Roommates can pay the landlord directly or through one collector. Which one is accepted depends on the landlord and the lease, so ask in writing.
- On $3,200 for 4 roommates, each share is $800. A missing share leaves the rent $800 short in either setup, and someone covers it.
- Three roommates covering a missing $800 pay $266.67, $266.67 and $266.66, and the late roommate owes each of them that amount.
- A collector who pays the full $3,200 before shares arrive is $2,400 out of pocket until the other three repay.

## Can each roommate pay the landlord directly?

Yes, when the landlord agrees to take separate payments. A landlord who wants one payment needs one roommate to collect the shares and pay once. The shares are the same either way. Say four roommates rent for $3,200, so each share is $3,200 ÷ 4 = $800.

Ask the landlord before the next due date whether separate payments are accepted, how each should be labeled, and whether all four must arrive on the same day. Keep the reply, because it settles which setup you are in.

## What happens when one share goes missing?

The rent is short by the missing share in both setups, and someone has to cover it. Say Maya, Dev, Lin and Omar split $3,200, and Dev's $800 does not arrive.

| Setup | Short on the due date | Who covers it | Who is owed afterward |
|---|---|---|---|
| Each pays the landlord | $800 | The other three, if they choose: $266.67, $266.67 and $266.66 | Maya, Lin and Omar, from Dev |
| One person collects | $800 | Maya, the collector, from her own money | Maya, $800 from Dev |

The three cover payments add to $266.67 + $266.67 + $266.66 = $800.00. With direct payments, the landlord receives $2,400 of $3,200, so the three others have to decide quickly whether to step in. With a collector, the gap lands on the collector, who either covers it or pays short.

Either way, the late roommate owes the cover in full. A single missed share is worth sending one calm message about, and [roommate not paying bills or rent](https://www.evenoutapp.com/guides/roommate-not-paying-bills) has the steps for it.

## How much money does a collector carry?

A collector who pays before the shares arrive carries the other shares. Say Maya sends the full $3,200 on the 1st, and Lin, Omar and Dev repay on the 6th. For those 5 days she is out $2,400, which is three shares of $800.

Set the collection date ahead of the due date and the float disappears. If shares are due on the 27th, the money is already in the account when the rent goes out. Anyone late costs the collector an advance, which is why the collection date matters more than the method. ## How do you choose between the two?

Pick on the landlord's answer first, then on how the house works.

- **Direct payments suit** a landlord who accepts them and a house where each person wants their own proof of payment. Nobody fronts the whole rent.
- **A collector suits** a landlord who wants one payment, and shares that are unequal or change from month to month. One person tracks the amounts, so the landlord receives a single number.

If the house rents by room size, the shares are not $800 each, and [how to split rent fairly](https://www.evenoutapp.com/guides/how-to-split-rent-fairly) explains how to set them.

## What should you keep as a record?

Keep proof for every payment, in either setup. For each one, save a screenshot or receipt that shows the date and the amount. A collector can keep a short list:

1. **Due date.** The 1st.
2. **Collected by.** The 27th, with each roommate's date and amount.
3. **Paid to the landlord.** The date and the full amount.
4. **Open items.** Anyone still owing, and for how much.

Write the rule for a late share next to your rent figures, and note where they live in the money block of your [roommate agreement](https://www.evenoutapp.com/templates/roommate-agreement-template), so everyone knows what happens when a share is late.

## How do you track it in EvenOut?

For a collector, make a "Household" group and add the rent as one expense.

1. Tap "Add expense", type $3,200, and set "Paid by" to the collector, with "Split equally". Each roommate then sees "You owe Maya" with "settle up", and Maya sees "Dev owes you" with "remind".
2. When a transfer arrives, tap "Settle up" and use "Record payment". EvenOut records the payment, and you send the money yourselves.

With direct payments there is nothing to settle, because each person pays their own share. EvenOut helps if the others cover a gap. Maya and Lin each add an expense of $266.67 and Omar adds one for $266.66, each with "Paid by" set to themselves. In "Split equally", tap everyone except Dev to mark them "Not in", so Dev owes the whole amount. A reminder from the group "…" menu ("Send a reminder") reaches Dev as an email or a message to share, at most once a day.

## Frequently asked questions

### Can roommates pay rent on different dates?

Only if the landlord accepts it. With direct payments, ask whether the rent counts as late when one payment arrives after the due date and the other three arrive on time, and keep the reply. Among the roommates, agree one date for everyone, so a late payment is easy to spot.

### Should the collector be paid for the trouble?

No fee is needed. Rotate the job instead, so the work and the risk are shared. With 4 roommates, a 3 month turn each covers the year, because 12 months ÷ 4 people is 3 months.

### Who should collect if nobody wants to?

Pick the person whose pay arrives earliest in the month, or whose account has the most slack. The collector is the one who covers a gap, so the choice should go to the person best able to absorb a few days of it. Rotate after 3 months.

### What if a share is only partly paid?

The gap is the difference. If Dev sends $500 of an $800 share, the gap is $300, and the other three cover $100 each. Dev then owes each of them $100. Record the $500 that did arrive as paid, so the open amount is the real one.
