# How to split a vacation rental fairly

Add every line on the booking (nightly rate, cleaning fee, other fees and taxes) into one total, then pick one rule before anyone pays: equal per head, by room, or by nights stayed. For a $2,820 total and 6 people, equal is $470 each. Treat a refundable damage deposit as a hold, not a cost, until you know what the host keeps.

Key points:
- Add the nightly rate, cleaning fee, other host fees and taxes into one total first. Example: $2,400 + $180 + $240 = $2,820.
- Equal per head suits matching rooms and full stays. By room suits mixed rooms. By nights suits people who come for part of the stay.
- Split the cleaning fee equally even when the rest goes by nights, because it does not shrink for a short stay.
- A refundable deposit is a hold. Keep it out of the balances until the host releases it or keeps part.

## What is on a vacation rental bill?

As of October 2026, Airbnb's help center describes the total price as the host's nightly price plus any fees, taxes or costs set by the host or by Airbnb. The lines it names are a cleaning fee, an extra guest fee for each guest beyond a set number, a pet fee, a security deposit (only for select hosts), local taxes and an Airbnb service fee that depends on the listing.

Before you book, tap Price breakdown on the checkout page to see every line. After booking, the receipt is under Trips, in the stay's Payment info. Use the total on that receipt, whatever lines it holds.

Say six friends book a 6 night house. The nightly rate is $400, so $2,400 for the stay, plus a $180 cleaning fee and $240 in taxes. The total is $2,820. One person puts it on their card, and the other five owe them their shares. The rest of this page is about how to work those shares out.

## Which way of splitting is fairest: equal, by room or by nights?

Pick the rule before anyone pays, because each rule gives a different bill. The three below use the $2,820 total and the same six people: Ana and Ben in the ensuite room, Cam and Dee in the second room, and Eli and Fay in a single room each.

- **Equal per head.** $2,820 ÷ 6 = $470 each. It is the simplest and works when the rooms are alike and everyone stays for the whole trip.
- **By room.** Agree a share of the total for each room. Say the ensuite is 35%, the second room 25% and the two singles 20% each. The ensuite pair covers $987, the second pair $705, and each single room $564. Per person that is $493.50, $352.50 and $564.
- **By nights.** Everyone pays for the nights they sleep there. Say Eli stays 4 of the 6 nights and Fay stays 2. That is 4 × 6 + 4 + 2 = 30 person-nights, so each costs $2,820 ÷ 30 = $94.

| Person | Equal | By room | By nights |
|---|---|---|---|
| Ana | $470.00 | $493.50 | $564.00 |
| Ben | $470.00 | $493.50 | $564.00 |
| Cam | $470.00 | $352.50 | $564.00 |
| Dee | $470.00 | $352.50 | $564.00 |
| Eli | $470.00 | $564.00 | $376.00 |
| Fay | $470.00 | $564.00 | $188.00 |

Each column adds to $2,820. The by room column assumes all six stay all six nights, and the by nights column is the version of the trip where Eli and Fay come for part of it. The [Airbnb split by room calculator](https://www.evenoutapp.com/tools/airbnb-split-by-room-calculator) and the [calculator for different stays](https://www.evenoutapp.com/tools/airbnb-cost-split-by-nights-calculator) run both on your own numbers.

One adjustment keeps the nights split honest. The cleaning fee is a flat charge for the stay and does not shrink when someone comes for two nights. Take it out and split it equally: $180 ÷ 6 = $30 each. Split the other $2,640 (rent plus taxes) by nights at $88 a person-night. The four full-stay guests pay $558 each, Eli pays $382 and Fay pays $206.

## What about the damage deposit?

Treat it as a hold until you know the outcome. As of October 2026, Airbnb's help center says most hosts are not allowed to charge security deposits, though some, including select software-connected hosts, may, and a deposit has to be shown in the listing's fee field. Check the listing and your receipt before you split the total.

If there is one, do not split it like the rent. It is money that may come back in full, so nobody owes a share of it yet. In EvenOut, add it with the "Pending payment" row, described as "A deposit or hold, not a final charge", with the reason "Damage deposit". It shows under a Pending card as "Not counted in balances". If the host releases the full amount, delete the pending entry. If the host keeps part, tap "Confirm expense" and type the amount kept, and everyone's share re-splits to match.

A non-refundable booking deposit is different. It is part of the rental cost, so log it as a normal expense.

## Who fronts the money, and when does everyone else pay?

The person who books fronts it, and everyone else pays them back by a date you set before booking. Send the total, the rule and the due date in the same message so nobody learns the number after they have said yes.

If one person is slow, EvenOut's "Remind" lets you nudge them once a day, by a shared message or an email from EvenOut. That spares you the awkward text. When several people have paid for different things, such as the house, groceries and gas, "Simplify debts" (on by default) reduces the payments needed without changing anyone's total.

## How do you log a rental in EvenOut?

Make a Trip group and add one expense for the booking.

1. Create the group with the "Trip" type ("Travel and stays"). A friend who is not on EvenOut yet can be added with "Add a guest" and invited later.
2. Tap "Add expense", type $2,820 and choose the Hotel category. Set "Paid by" to the person who booked.
3. Choose the split. "Split equally" gives $470 each. "Percent" takes 17.5, 17.5, 12.5, 12.5, 20 and 20, and shows "Adds up to 100%". "Shares" takes 6, 6, 6, 6, 4 and 2 for the nights version.
4. With "Split equally", tap Not in for anyone who is not on the trip at all. Someone who comes for part of it is better handled with "Shares".
5. If you split the cleaning fee differently from the rest, add it as its own expense of $180 with "Split equally".

EvenOut splits to the cent and shares any leftover cents, so the amounts always add back to the total. If the group booked rooms at a hotel instead, [how to split a hotel room cost](https://www.evenoutapp.com/guides/how-to-split-a-hotel-room-cost) covers the per-room fees. [How to collect money for a group trip](https://www.evenoutapp.com/guides/how-to-collect-money-for-a-group-trip) goes further on deadlines and deposits. If children are on the trip, [how to split family vacation costs](https://www.evenoutapp.com/guides/how-to-split-family-vacation-costs) covers partial shares.

## Frequently asked questions

### What if someone cancels after the rental is booked?

The booking's cancellation terms decide what comes back, so check them before anyone pays. The arithmetic is simple if nothing is refunded and nobody replaces them: six people become five, and $2,820 ÷ 5 = $564 each, which is $94 more per person. Finding a replacement is cheaper for everyone.

### Who pays if someone damages the rental?

As of October 2026, Airbnb's help center says that when a guest, an invitee or a pet causes damage, the host can request reimbursement from the guest through its Resolution Center. The reservation is in one person's name, so the group needs a house rule: whoever caused the damage pays for it, and the person who booked is repaid in the group.

### Should groceries and gas go in the same split as the rental?

Keep them separate. The rental is a fixed cost for the house, while groceries and fuel depend on who ate and who rode. Log each as its own expense and tap Not in for anyone who skipped it. The group's balances then combine all of it at the end.
