How to remind a roommate to pay rent (with texts)
Quick answer
Send four messages, each a step firmer: a heads-up the day before the due date, a nudge on the day, a private message three days late, and a firm date with the amount. Set the household due date several days before the landlord's so a late share still arrives in time. For a roommate who is always late, agree a fee or an earlier payment in writing.
Key points
- Message 1 goes out the day before rent is due, to everyone. Message 2 goes on the due day. Messages 3 and 4 go privately to the person who is late.
- Set the household due date several days before the landlord's. With rent due to the landlord on the 1st, ask roommates for the 25th.
- A fixed settle-up day for rent and shared bills means one date to remember. With $800 rent and $45 of bills each, that is $845 on the 25th.
- For a roommate who is always late, change the system first, then add a late fee or an earlier payment date to the agreement.
- EvenOut's Remind sends an email or a message you share, at most once a day per person. It is never a push notification.

How do you remind a roommate to pay rent without a fight?
Send a short series of messages that each say the amount and the date, and make each one a little firmer than the last. Say four people split a $3,200 apartment, so each owes $800. You pay the landlord on the 1st and collect the rest, and one roommate, Leo, tends to run late. The ladder below gives the household a due date of the 25th.
-
The day before (the 24th), to everyone.
Hi all, rent is $800 each, due to me tomorrow the 25th. The landlord is paid on the 1st, so I need everyone’s by the 25th to be safe.
-
The due day (the 25th), to everyone.
Rent day. $800 to me by tonight please, thanks.
-
Three days late (the 28th), privately to the person.
Hi Leo, I don’t have your $800 for rent yet, it was due on the 25th. Can you send it today? I pay the landlord on the 1st and want it in my account before then.
-
A firm date (the 29th), privately.
Leo, I need your $800 by 5 pm on the 30th. I pay the landlord on the 1st and I’m not able to cover your share this month. If you can only pay part, tell me today how much and on which day.
The first two messages name nobody, so a roommate who simply forgot gets a nudge without an audience. The last two go to one person and carry the amount, the date and one way out. Keep them to two or three sentences and send them in the chat you already use.
Why set the due date before the landlord’s?
A household due date that sits several days before the landlord’s turns most late payments into harmless ones. If the landlord is paid on the 1st and your roommates owe you on the 25th, a roommate who pays on the 28th has still paid early enough for you to pass it on.
Pick one day and use it every month. A fixed settle-up day for rent and shared bills means roommates remember one date, not three. Say each person’s share of shared bills is $45. Then the full amount on the 25th is $800 + $45 = $845, in one payment.
What if your roommate is always late on rent?
Treat a pattern differently from a slip. Once a roommate has been late three months in a row, a nudge each month is not working, and the system needs a change. Try these in order.
- Ask what is behind it. A pay date, a bank transfer that takes days or a weekend due date each point to a different fix. If the cause is a pay date, move the due date or split the payment, as in the FAQ below.
- Move the date. If their pay lands on the 22nd, set their date to the 23rd and leave everyone else’s where it is, as long as it still falls before the landlord’s.
- Pay in advance. Agree that the rent for the next month is paid on a date before the month starts, such as the 20th, so a slip never reaches the landlord’s date.
- Add a late fee. For example, $10 for each day after the 27th, up to $50. Write down the amount, the day it starts, the cap and who receives it.
A fee or an advance date belongs in the written agreement, agreed by everyone before the next payment, not announced after a late one. The roommate agreement template has a place for the due date, and what to include in a roommate agreement explains the other lines. A roommate agreement is a record of what the people agreed. What a lease or the law allows is outside this page, so read your lease first.
How do you send a reminder in EvenOut?
Open the group and tap “remind” next to the line that says “Leo owes you”. EvenOut opens a “Remind Leo” sheet with two ways to send it.
- Share a message opens your phone’s share sheet with a prefilled message and a settle-up link, so you can send it in the chat you already use.
- Email via EvenOut sends a friendly email with the amount and a settle-up link.
You can also reach the sheet from the group’s “…” menu under “Send a reminder”, which only appears when someone owes you, or from the friend page. EvenOut sends at most one reminder per person per group or friend each day, which the app puts as “One nudge a day keeps it friendly.” The email also stops if the person has turned off Reminders in their notification settings. A reminder is an email or a message you share, never a push notification.
Reminders work best as step 3 or 4 of the ladder. Steps 1 and 2 go to the whole house, so send those yourself. If rent repeats every month, add it once with the Repeat option set to Monthly and a first date of the 25th, and EvenOut adds each later one as a normal expense with the same payer and split. Setting up a repeat needs a connection.
What to do next
Pick the due date and the settle-up day, write them into your agreement, and send message 1 before the next rent day. When a roommate misses by more than a few days, what to do when a roommate is not paying bills covers totals, payment plans and what to do when you cover the gap. The text message templates have more wording for other amounts.
Frequently asked questions
Should I message the group chat or the late roommate directly?
Use the group chat for the heads-up and the due-day message, because they go to everyone and name nobody. Once only one person is late, switch to a private message. Naming one person in front of the whole house makes it harder for them to answer calmly.
What if my roommate is late because of when they get paid?
Ask first. If their pay lands on the 28th, a due date of the 25th will keep failing. Offer two payments, such as $400 on the 15th and $400 on the 29th, which still reaches you before the landlord's date. That fixes the cause where a fee only punishes it.
Can I send an EvenOut reminder to a roommate who is not in the app?
Add them as a guest so their share is tracked. A guest has no inbox and cannot receive reminder emails, so EvenOut tells you to share a message instead. Use Share a message and send it in whatever chat you already use with them.
What if the landlord's date arrives and the rent is still short?
Treat what you cover as a loan to that roommate. Write down the amount and the date they will repay it, and have them reply that they agree. The steps for totaling what is owed and setting a payment plan are in the page on a roommate who is not paying bills.
